What is an Owner Builder Report?

If you are selling a property in Victoria and have completed construction, renovation, or building works within the last 6 years and 6 months, you may be required to obtain an owner builder report.

This report—often referred to as an Owner Builder Defects Report or a Section 137B Report is typically obtained by the seller before entering into a contract of sale. Its purpose is to document the condition of any works you have carried out as an owner builder, including renovations, modifications, or additions, and provide an independent assessment of those works.
