What is a Builder’s Warranty Inspection?
At Intellect Building Inspections, a builder’s warranty inspection is a comprehensive review of your property’s visible condition. Our qualified inspectors identify and report on any structural, safety, major, or minor defects similar to the handover report you received at the end of your build. These inspections ensure that any issues, which should not be present in a newly constructed home, are addressed within the builder’s warranty period.
What is Builder’s Warranty Insurance?
Builder’s warranty insurance is taken out by builders before starting construction or renovation projects. It protects homeowners against incomplete or defective workmanship and materials. Coverage varies between states, but generally includes two main categories:
- Short-Term Coverage – Non-Structural & Minor Defects
Covers visible issues that may appear before or after handover. These defects typically don’t affect the structure of the property but should not exist in a new build. - Long-Term Coverage – Structural & Major Defects
Covers significant defects that can compromise the property’s structural integrity and overall functionality. Such defects are unacceptable within the warranty period of a newly built home.
| States | Non-structural and minor defects* | Structural and major defects* | Details |
|---|---|---|---|
| QLD | 12 months | 6.5 years | Structural also includes safety hazards and water penetration, etc. |
| NSW | 2 years | 6 Years | – |
| VIC | 6 months | 6.5 years | – |
| WA | 4 months | 6 Years | – |
| SA | N/A | 5 Years | 10 years for defective building or breach of council approvals and permits. |
What is Not Covered in a Builder’s Warranty Inspection?
A builder’s warranty inspection does not cover:
- Damage or defects caused by normal wear and tear
- Issues resulting from misuse or abuse of the property
- Repairs, modifications, or alterations carried out by anyone other than the original builder
It’s important to note that a builder’s warranty report is not a certificate of compliance. Instead, it provides a detailed record of all visible defects identified at the time of inspection.
How Do I Use My Builder’s Warranty Report?
After receiving your report, carefully review it and highlight any concerns you wish to raise with your builder. Keep in mind that builder’s warranty policies and terms vary between states, so we recommend seeking advice relevant to your specific situation before proceeding.
