What are Handover and Construction Stage Inspections?
Construction stage inspections are carried out at key milestones during the building process. These inspections allow progress to be monitored and help identify any visible issues or defects as they arise. By detecting problems early, you can work with your builder to resolve them before they become more difficult and expensive to fix.
Handover inspections, conducted at the completion of the build, provide a detailed assessment of the finished property. This ensures the work meets the agreed standards and that any defects are identified before you take ownership.
Our construction stage inspections
Pre-Slab Inspection
A pre-slab (or base) inspection is carried out before the concrete is poured for the foundation of your build. This inspection ensures that the base is prepared correctly to support the structure.
Areas we visually check include:
- Slab dimensions and depth
- Excavations
- Termite barrier/protection installation
- Beams and footings
- Formwork
- Service pipes
Frame Inspection
A frame inspection takes place once the wall and roof framing has been completed. This ensures that the structural framework complies with plans and standards.
Areas we visually check include:
- Wall, roof, and truss layout
- Frame spacing and bracing
- Concrete slab finish
- Window and door openings
- Plumbing and drainage
Lock-Up Inspection
A lock-up inspection is conducted once external doors and windows are installed, securing the property. At this stage, we assess structural and weatherproofing elements.
Areas we visually check include:
- Fascia boards and gutters
- Brickwork and mortar
- Roofing installation and fixings
- Window and door locking devices
- Wall linings and cornices
Handover (Practical Completion) Inspection
A handover inspection is carried out before you receive the keys to your new home. The focus here is on minor defects, finishes, and overall construction quality.
Areas we visually check include:
- Joinery, cabinetry, and running boards
- Proper fitting of doors and windows
- Pest barrier installation
- Tile alignment and sealing
- Paint finishes
- Roofs, gutters, and downpipes
- Ceilings and cornices
- Walls and skirting boards
- Overall workmanship and potential safety hazards
