What is a Dilapidation Report?

A Dilapidation Report records the visible structural condition of a property before any nearby construction or excavation works commence. Its primary purpose is to provide a reliable point of comparison once the works are completed.

This report is purely visual all fixtures and finishes remain untouched. It documents the current state of the property, including any existing cracks, wear, or damage. Detailed notes, photographs, and measurements are included to ensure an accurate record of the property’s condition.

After the construction or excavation is finished, a follow-up inspection should be carried out. By comparing the pre- and post-construction reports, any changes or potential damage can be clearly identified.
